The real estate operating picture
Real estate businesses live on listings and leads. A property is published on the website, several portals and social channels; enquiries come back through each of them and through agents' phones. When nobody sees the whole pipeline, leads wait too long, the same listing shows different prices, and commissions are argued over after the deal.
Three pressures push the sector to change:
-
Speed to lead
Buyers and tenants contact several agencies at once; the first useful answer usually wins the viewing.
-
Data standards and partners
Portals and partners exchange listing data, and standards such as the RESO Data Dictionary define common fields.
-
Rules on buildings and personal data
Energy performance information and consent for marketing affect what a listing and a lead record must hold.
Netbase publishes an industry page only where it has delivery proof. For real estate, that proof is an anonymous client record plus Poslor, a Netbase Business Division.

Challenges, constraints and regulatory context
Portals bring demand but hold the enquiry; capture every lead back into your own record.
Duplicate listings and inconsistent fields break publishing; the RESO Data Dictionary is a real estate data standard that defines listing fields.
The revised Energy Performance of Buildings Directive, Directive (EU) 2024/1275, entered into force on 28 May 2024 with national transposition due by 29 May 2026, and strengthens energy performance certificates (EU).
GDPR Article 6 requires a lawful basis for processing personal data, including leads and tenants (EU).
Lead scoring and matching must not use characteristics protected by anti-discrimination rules.
These references frame what a platform has to support. They are not legal advice.
Where AI fits in real estate
Speed to lead is where AI pays first: an assistant that answers listing questions and books viewings at any hour, then lead scoring that tells agents whom to call. Prices, offers, contract terms and any AI output about a property or a person need agent review. Scoring must not use characteristics protected by anti-discrimination rules, and EU leads need a GDPR Article 6 lawful basis before they are scored. Where buyers search on phones and in more than one language, as in Vietnam, where Poslor runs its live pilot with English and Vietnamese surfaces, the assistant is planned multilingual from the start. Netbase works with the major commercial and open-source AI models and tools, chosen per project.

Real estate platform with AI: listings, leads, leases and property operations
A real estate platform is software that runs the property business from listing to lease: listings, leads, deals, commissions, tenants and maintenance, with AI that drafts listings, scores leads and matches buyers to properties. Netbase builds it as a custom platform on its real estate digital toolkit module, backed by delivered client work and its own real estate product, Poslor.

Poslor sits alongside CMSmart, Printcart, Cloodo and Storelly as a Netbase Business Division, with English and Vietnamese surfaces, WordPress, Wix and widget integrations and a public API. Beyond printing and packaging and retail and e-commerce, Netbase has delivered projects for clients in real estate, and these clients are not named. More projects are in our work.
Delivery considerations by region and engagement model
Most Netbase clients are outside Vietnam, mainly in the United States and Europe. The team works remote-first from Hanoi in English, in agile milestones, and designs API-first so portal feeds, the website, agent apps and AI assistants read one listing and lead record. Plan three things early:
-
Regional scope
EU businesses plan for energy performance data and GDPR; every market plans for the portals and data formats its partners use.
-
Migration
Listings, leads and contracts move in passes, with duplicates cleaned before go-live.
-
Engagement model
Most Netbase projects are delivered on fixed-price contracts, with scope agreed after discovery; dedicated teams, on-demand support and fully managed delivery, with milestone-based, monthly team retainer or KPI-linked terms, are also offered.
